My house feels too small now

Lot occupancy, rear yard, side yard and height limits set the envelope before design begins, and in the District a rear addition on a rowhouse lot has its own set of constraints. The buildable volume is a fact, not a preference.
Then the existing house. Where the bearing walls run, whether the foundation can be tied into, and what the floor levels are doing will shape the plan more than any stylistic decision.
A common failure is an addition that becomes the only good part of the house, leaving the original rooms dark and orphaned at the front. Adding at the back removes the light the back rooms used to get.
The circulation is the real design problem. How you get from old to new, what you see when you arrive, and whether the original rooms gain purpose or lose it.
Rooms sized for how the family actually lives, a plan that works in both directions, and an exterior where the new volume sits confidently against the old rather than mimicking it.
And a permitted set that a contractor can price. Additions carry more unknowns than any other residential scope, which is exactly why the drawings need to be complete before bidding.
It should relate to it, which is not the same thing. Matching means copying the trim, the siding and the window proportions, and it usually reads as a near-miss rather than as seamless.
Borrowing the proportion, the rhythm of the openings and the material logic lets the addition sit comfortably beside the original while still being honest about when it was built.
Zoning decides it, through lot occupancy, rear and side yard setbacks, and height limits, and the numbers differ in DC, Montgomery County and Arlington. In a historic district design review adds another layer.
This is the cheapest question to answer and the most expensive one to get wrong. It is worth resolving before anyone draws a plan.
It can, and this is the most common unintended consequence of a rear addition. The rooms that used to have the back windows now face into the new volume.
The fix is designed in from the start, through a light well, a clerestory, a set-back in the new plan, or by relocating the rooms that need daylight most.
Sometimes, and it depends on what the addition touches. Work confined to the rear that leaves the kitchen and a bathroom operating can often be lived through. Work that opens the roof or takes out the kitchen usually cannot.
It is a question worth answering during design rather than during construction, because it has a real cost and it can influence how the work is phased.
